New, 131 Home Development Underway In Umatilla

    Long in the planning stages, a 39-acre site in Southside Umatilla has begun the transformation from woods to houses.  The site, sitting at the northwest corner of Pine Street and Tenth Avenue, will become a 131-home subdivision consisting of single-family homes and townhomes.  
    The development has been in the planning stages since the early 2000’s, and was originally approved as a Lake County development, but was later annexed into the City of Umatilla.  Over the years, several tweaks were made to the plan, including the design of but eventual elimination of a boardwalk from the property north to a city park near the Lake Umatilla boat ramp.
    The current plan calls for 59 single-family home lots and 72 attached townhome units.  The neighborhood will be served by a single entrance off Pine Street.  As a development approved prior to the city's new efforts to reduce density, the neighborhood carries a nearly five-unit-per-acre density.
    The city includes nearly 11 acres of wetlands, and fencing is planned along Pine Street and Tenth Avenue.  The north and east sides of the development will feature ten-foot native plant buffers.  
    Additionally, a playground and pavilion area are part of the plan, as is a dog park.
    The development is less than a mile away from the Magnolia Pointe development.  That project, on the other side of CR 450SE, is expected to build out at an estimated 500 homes.  The two developments together will bring over 600 homes to the corridor.
